How Did The Lead Generation Roadmap Come Around?
Most agents generate on average 3-4 leads per branch using traditional methods. In February 2018, while attending a marketing conference in the USA, I learned that funnels were the answer to mass lead generation at a lower cost than any other form of marketing, leading to much higher volumes.
I had to make this happen for agencies in the UK...
I spent many days, weeks, and ultimately months, building, testing, and trialling new funnels to create leads for my agency.
Finally, one worked.
We had over 300 leads in our inbox within the first 4 weeks. The listers had people to call, we were instructing properties, and making money faster than ever seen with traditional marketing methods.
I was HOOKED.
I built, tested, relaunched, and perfected many more funnels for different client types.
The result?
By November that year, we generated over 700 leads for my agency branch, and the branch manager was begging me to switch it off—a great problem to have!
Since then, we have been replicating these funnels for agents all over the UK, with consistent results UK-wide.

Who Am I?
I have been a letting agent since 1990, served as ARLA president between 2017-2018, and still own my agency businesses today. My passion for the last 14 years has been marketing.
Since 2015, I have been designing and building funnels for letting agency businesses. I now have a team of 6 that builds funnels for clients every day. Since launching funnels to the industry in 2018, we have launched over a dozen new and unique digital funnels, all demonstrating UK-wide consistency and results in ongoing tests, with an average lead generation cost of £3.50 per lead.
